The Housing Market is Moving Back Up

In case anyone hasn't noticed, the housing market here in Williamson County is doing much better. Things are movin' and groovin' around here. According to the Williamson County Association of Realtors, both the average and the median price of homes have increased from last year. This is great news considering they both had dropped significantly last year. See the results below.

Still a Buyer's Market

It's been too long since I've posted. Life has gotten crazy for me. We have been focused on selling our own house for the past month or so. Did I mention we got 2 offers the first day it was on the market and a total of 4 offers the first week!?! Wow! We're scheduled to close on April 30th.

I'm very anxious for my life to return to normal. We are selling because we are getting serious about getting out of debt. We are going from an almost 2,300 square foot home to a 1,200 square foot apartment. I know what you're thinking....and, yes, we ARE crazy!

The fact that we got 4 offers is definitely out of the norm right now. The real estate market in Middle TN is still a buyer's market. We priced our house low for a quick sale. (Just a side note: If you have your house on the market right now and need to sell quick, price is everything. We are proof of that.) While perusing the current listings, one can't help, but notice all the great deals with sellers that are motivated.

And as a major bonus, don't forget about the $8,000 tax credit from the government if you buy before December 31, 2009. You could actually get paid for buying a house!

First Time Homebuyer Tax Credit

Have you seen this? This new tax credit was just passed as part of the American Recovery and Investment Act. It is an amazing opportunity...an $8,000 tax credit! The credit states it is for first time home buyers, but it also applies to people who have not owned a home within the past 3 years. You can get all the information about the tax credit at the Federal Housing Tax Credit website.

With low interest rates, falling home prices, and now this incredible tax credit, it is a truly amazing time to buy.

Have you heard the news about the interest rates? It's almost hard to believe. 30 Year Fixed Rates are at 5.19%! I know, it seems impossible. This is such great news for the housing market. Since rates were lowered, just the other day, we have already seen a major increase in mortgage applications. Let's get this housing market back where it needs to be.

If you have been holding off on buying, now is the time. Please don't wait til rates start going up again. You can save thousands and thousands and thousands of dollars by taking advantage of these rates and possibly even afford a bit more expensive house than you thought you could. 

Hmmm...I better run. Looks like I need to refinance my own home loan!

Some Great Photographers In and Around Nashville

Yesterday, my family went for a photo shoot with one of Nashville's most sought after and well respected photographers, Dave Bean. What a treat it was! He typically does commercial photography for celebrities, magazines, music groups, models, etc. Because of the economic downturn, while time allows, he has decided to expand to photographing families, doing headshots, and so forth. We did a little bit of everything with him...pictures of the kids, the whole family, and new headshots for Nathan and me. I'll post some of the pictures as soon as I have them. I was able to view quite a few of them as he was taking them and they were simply amazing. I can't say enough good things about him.

In light of our experience with him, I thought I'd post about some of the greatest photographers that I know of in the area. Check them out and give one of them a call if you have any photography needs. I promise you won't be disappointed.

Unfortunately this isn't the greatest news to come to the Williamson County Real Estate Market, but nevertheless, it is where we are. Have said all this, it is truly an amazing time to buy. Interest rates are at historical lows and sellers are more willing than ever to slash their prices. 

Here is the data for November of 2008:

Residential

Closings - 130

Median Price - $364,891

Average Price - $451,967

Days on the Market - 89

Condominiums

Closings - 15

Median Price - $185,500

Average Price - $184,630

Days on the Market - 51

Residential Closings were down by 47% and Condominium closings were down by 51% compared with November of 2007. This data was provided by the Williamson County Association of Realtors.

Six months ago Nathan was presented with an offer to sell his business to another owner of a tree company in Franklin. We went ahead with it, but it did not end up working out.
